In fact, you may actually find a home inspector or two who charge more than us for a basic 3 hour home inspection! Our base home inspection prices are established by the general construction of the main residence. We charge a little bit more for two story homes in consideration to the elevated personal risk of inspecting the roof and the general layout of the building necessitating a modestly longer home inspection time compared to a single story of the same size. Finished attics (1 and a half story homes lacking an attic space) are not considered in our pricing as two story homes.
In consideration to the extra time required for an inspection, the following modest price increase applies for a home within one of the following size ranges. A basement and one detached garage (or similar structure smaller than 400 sqft) is not counted as square footage:
