Breaking your bank is NOT our mission! This is why, contrary to the advice of many, we developed a simplified price structure that is highly competitive with home inspections that entail far less. In fact, you may actually find a home inspector or two who charge more than us for a basic 3 hour home inspection!

Our base home inspection prices are established by the general construction of the main residence. We charge a little bit more for two story homes in consideration to the elevated personal risk of inspecting the roof and the general layout of the building necessitating a modestly longer home inspection time compared to a single story of the same size. Finished attics (1 and a half story homes lacking an attic space) are not considered in our pricing as two story homes.

• Single Story, Single Family Residence/ Mobile Home- $299
• Two Story, Single Family Residence- $309
• More than two stories and/ or more than one unit- Call for a Quote, depends on the nature of the utilities, the general layout of the building and the desired scope of the inspection

In consideration to the extra time required for an inspection, the following modest price increase applies for a home within one of the following size ranges. A basement and one detached garage (or similar structure smaller than 400 sqft) is not counted as square footage:

• 2500-3000 sqft home- $15
• 3000-3500 sqft home- $25
• Above 3500 sqft home- Call for quote

In consideration to the extra liability incurred, the following modest price increase applies for a home with in one of the following selling price and/ or estimated value price ranges:

• $400,000-$499,999- $15
• $500,000-$599,999- $25
• $600,000-$699,999- $35
• $700,000-$799,999- $45
• Above $800,000- Call for quote

If inspected property has one of these characteristics, take $20 off of the home inspection fee:

• Entire building foundation is Slab-On-Grade (no basement, no crawlspace)
• The building was constructed less than 5 years ago
• The home inspection is on an apartment-style condominium (less than 500 sqft living space, does not have its own garage, does not have its own basement or crawlspace, utilities contained within the apartment or contained within an independent section of the utility room or are shared)
