Asbestos Asbestos is a naturally occurring mineral that was once commonly used in building materials due to its superior fireproofing and insulating qualities. It was eventually banned in the United States as a building material after the discovery that inhalation of asbestos fibers can lead to the formation of irreversible cancers. The home you are having inspected may have Asbestos Containing Materials (ACM) if it was constructed before the 1970's. Insulation, siding, roofing, finish flooring, wall clad and various building components could be ACM. An Empowerment Home Inspector is aware of many potential ACM and how they can be hazardous to your health. If potential ACM products are found on the property they are deemed to be a potential health hazard, sampling for laboratory analysis may be recommended. Empowerment Home Inspection provides asbestos sampling as an additional service within a home inspection and therefore we do not charge much more above the laboratory and sampling equipment costs to perform such a service. Pricing for asbestos sampling depends on the nature of the material and the testin logistics. Sampling and laboratory testing of most materials during the course of a home inspection can be done for less than $75. A travel fee applies for sampling outside of a home inspection. Lead Lead is a heavy metal that was used to be prevalent in specific building materials and is still found in certain household items today. Inhalation and/or digestion of lead particles can lead to irreversible lead poisoning. Neurological, digestive, muscle and joint disorders, high blood pressure and seizures are all consequences of lead poisoning. Often, simple percautions can be taken to prevent lead poisoning if the hazards are known. An Empowerment Home Inspector is well aware of these potential hazards, can provide percautionary advice and performs sampling of materials that are suspected to pose serious lead poisoning hazards. Just as with asbestos, we do not charge a significant overhead for our lead sampling. Prices also vary due to specific factors. A travel fee applies if such sampling is not done during the course of a home inspection. Since we do not believe in offering inferior services and because we have the business sense to not invest in revenue-losing ventures, we defer complex indoor air quality testing such as mold sampling and toxic gas screening to the specialized professionals.
